The questions that were submitted to the Board as a result of the Member Forum were reviewed and all questions directed to the AAFPO Board were answered below, as well as emailed directly in reply.

What does this membership do for me?

Resort membership allows access to all resort owned amenities with varying discounts over public access fees. Members who upgrade to Platinum membership receive discounts greater than base members.  Contact Resort membership at (575)377-4260 or [email protected] for details.

I believe that AAFPO should take a much more active role in Village of Angel Fire affairs.  Is there any prohibition not allowing this? Is AAFPO’s board willing to do this?

 The AAFPO board has no jurisdiction upon the Village functions and affairs. However, all AAFPO members are welcome and encouraged to attend Village meetings to assure accountability and representation.

I consider the lawsuit against the Resort to have been a most unfortunate action by the former Board.  One can always “spin” the results to make it seem positive but… What is the current  Board doing to mend the fences?

The current AAFPO Board is very interested in working cooperatively with the Resort in improving our property owners’ experience of the existing amenities and developing new amenities. The Board currently has a very positive working relationship with the Resort.

Has the Resort provided an accounting of the yearly remittance of dues (5%) back to the AAFPO?

The Resort provides a monthly summary of collections and remittances to the members of the AAFPO Board that have signed the non-disclosure agreement that allows them to view Resort financials.

Has the Resort provided an updated list of property owners to the AAFPO Board? Has the Resort provided the number of property owners that are delinquent in the yearly dues to the AAFPO?

The Resort provides an updated list of current property owners in good standing to AAFPO annually and at any time the AAFPO Board requests the list. The annual disclosure occurs prior to Board election to verify members in good standing that qualify for voting.  AAFPO  is not provided with a list of delinquent members.

We all receive the request to vote for Board members but then do not receive any further communications from the Board as to who was elected.  There needs to be better communication from AAFPO to the owners.

The AAFPO Board communicates to members on our Facebook page, via emailed newsletters, and responds to any emailed questions through our Executive Director. Election results were posted to the AAFPO Facebook page on June 27, 2023 and shortly thereafter to the AAFPO.org web page.

In addition to the above please be more communicative about the issues the board is addressing on an on-going basis.  I own an undeveloped lot and live in Arizona  I am only able to get over to Angel Fire every other year or so and would like to hear more about the issues that the board is discussing and working on. 

The current board is actively working to improve and increase communications, including hiring an Executive Director to respond regularly to Member queries.  All AAFPO Board meetings are open to all members live on-line.  We encourage all members to participate. In addition, the minutes of all Regular meetings are posted to our website.

Why is the annual meeting a setup designed to prevent members from bringing issues to the floor and asking hard questions?  This is a show meeting and it does not approach a legal HOA or corporate shareholder meeting.

The annual meeting is designed to present to the owners an overview of the current state of affairs of  AAFPO. Prior meetings that included Q & A resulted in meetings deviating from the agenda and running past schedule.  To better serve our members, AAFPO hired an Executive Director who responds to all questions through [email protected].

What input does the board have in setting assessments?

The dues are established by the Resort with some input from the Board. The Resort is the owner of all amenities. Property owners are permitted usage of amenities as was established in the 1995 Bankruptcy agreement.

Would it be possible to end our meeting minutes proactively after meetings?  In General, increase the information flow to members?  Since Kim May retired the communication has dwindled.

The current Board is actively working to improve the communication between the Board and the property owners. To improve communication, we have hired an Executive Director to address member questions in a timely manner. The AAFPO.org website has recently been updated to include missing meeting minutes and other appropriate announcements.  This will be maintained in a timely manner going forward. Members looking for updates can also access the AAFPO Facebook page which is updated frequently.

Is the AAFPO board of directors doing anything to update the expired covenants for Monte verde subdivisions and any others that currently have no enforceable covenants  because they expired several years ago.

The current Board is aware of expired and expiring subdivision covenants. We are seeking volunteers to fill positions on the covenants committee  to update these out-dated covenants. Once the covenants are updated, they require a membership vote of a majority of AAFPO members to put them into place.

How many AAFPO Board members are base members?

There is a mix of base and platinum members on the current board and we strive to represent all AAFPO members equally.

With the newly elected board, is the board transitioning some of the tasks the officers took on when AMRAC got rid of the prior executive director?

The current Board has hired a new Executive Director and is sharing the cost of this person’s salary with the Architectural committee.

How close is the relationship between AAFPO and the Resort?  Does AAFPO have Regularly scheduled meetings with the Resort leadership?  Is AAFPO allowed to be involved in the strategic planning of the Resort?

The AAFPO Board has a great and proactive relationship with the Resort. There are no regularly scheduled meetings with the Resort but there is an open-door policy with them should we need to discuss topics. The Resort holds their own strategic planning and they often ask for AAFPO input on amenity related questions.

Over the years I’ve seen a significant decrease in my property’s value.  When I last checked our property was worth approximately $15k which is greater than $40k less than what we paid for it.  What is the estimates on future property values at Angel Fire and is there someone that we can speak to about this?  

AAFPO is not involved in any type of real estate actions or speculations. Trends regarding real estate in Angel Fire should be addressed with a local real estate agent.

What is AAFPO doing to hold the resort accountable related to value of services?  The resort restaurants have all gone downhill considerably while the prices have gone up astronomically.  Why are Legends and Village Haus closed in the summers? Customer service at the resort services are terrible and/or uninformed.  The resort social media shares people’s photos versus promoting events that are going on.  The resort is doing nothing to address the lack of housing for seasonal employees.

These issues are best addressed to the Resort as they are responsible for those restaurants, properties and their employees.

How do you get in contact with the Association if you have questions in the future- such as adding a fence, etc?

Questions involving permitting for building should be addressed to the Architectural control committee at [email protected].  General questions for the AAFPO Board should be sent to HeloAAFPO.org.

As the obligation of AAFPO to make payments for the Country Club ends and significant additional funds become available will AAFPO authorize any additional payments towards amenities which generate income for the resort?  If the answer is YES, will AAFPO put this matter to a vote of it’s members?

The AAFPO Board acts in the best interests of the property owners that The Board has been elected to represent.  It is not feasible to have all the owners vote on all issues that are brought to the board but we do welcome member comments on amenities under consideration during Board Meetings.

What is AAFPO doing to hold the resort accountable regarding updating resort policies related to membership that are antiquated? The resort lawyer relies on the bankruptcy action to keep the policies stagnant, instead of being proactive and updating policies that he can. One in particular- If two people are on the property deed but not married then only one person gets platinum membership not both people. I should not have to pay two platinum memberships just because I’ve chosen not to get married.   If there is a married couple on the deed and they have 10 qualified family members then all 12 of them get platinum benefits for one fee.

While AAFPO is empathetic to your situation, the ultimate decision lies with the Resort since they are the owners of the membership.  AAFPO will continue to advocate on behalf of our members with the Resort.
